Student Accommodation Deposits


As a private landlord, you are entitled to ask your tenants for a deposit which can be used if they cause any damage to the property or contents provided, if they fail to pay the bills or their rent or if they leave the premises dirty after they move out.

How much you charge as a deposit is up to you and dependent on what you think is reasonable, most landlords charge around 4 to 6 weeks rent. By law, this has to be paid into a tenancy deposit scheme and is there to protect you, your property and your money.

There are three schemes available to you and for more information on these, you should visit the Direct Gov website. Within 14 days of receiving the deposit from the tenant, as a landlord you have to supply the tenant with information on which scheme you have chosen along with contact details and information on how to apply for the release of the deposit.
