Student Accommodation Landlords Rights and Responsibilities
As a landlord with student rooms to rent, there are legal requirements which must be met and adhered to in order to make the relationship between landlords and tenant harmonious.
For a landlord of student accommodation, your rights include:
- Receiving the rent on the due date, as agreed in the contract
- Being advised of any repairs that are necessary
- Being given the amount of notice stipulated in the contract
- Seeking possession of the property if the tenant causes damage to it
- Inspecting the property on appointment
Failure by the tenant to comply with these can be followed up with legal proceedings, but it is advisory to contact your solicitor prior to taking such action
Whilst being the landlord of a student house or flatshare, your responsibilities include:
- Not disturbing the tenants
- Following the correct procedure to evict tenants
- Carrying out certain property repairs
- Following rules outlines in the tenancy agreement
- Providing tenant with contact details and information on the tenancy deposits
